About this snapshot
This isn't a Leeds market average — it's a transparent look at our own shop window. The figures below come entirely from LS Lettings' live and recently let-agreed listings: 15 homes in total, 3 currently available and 12 let agreed, with roughly 40% of the wider book being student-suited shared housing.
We've published it because we'd rather show you a small, real dataset honestly than dress up a guess as authority. A few things to hold in mind as you read:
- These are asking rents — the monthly figures we advertise (pcm), not necessarily the rent finally agreed.
- The samples are small. Where a group has fewer than four listings we've flagged it as indicative — read it as a direction of travel, not a benchmark.
- It's first-party data. No extrapolation, no scraped third-party estimates — just what we currently have on our own books.
If you want a fuller read on a specific street or house type, the most useful number is a conversation. We live and work round the corner, so just ask.
Asking rents by bedroom size
Here's how our advertised monthly rents (pcm) break down by the number of bedrooms. Every cohort here has fewer than four listings, so treat all of these as indicative — useful for a feel of the spread, not for pinning a precise market rate. We show both the median (the middle listing) and the mean (the average) so you can see where a single high or low listing is pulling the figure.

The broad pattern is the one you'd expect: the rent climbs with the bedroom count, and the per-room cost tends to ease in the bigger shared houses. With single-figure samples in every band, though, the safest way to use this table is as a starting point for a conversation rather than a fixed expectation.

Two Leeds areas appear in this snapshot, and they're very different in how much we can fairly say about them.

LS6 (Headingley & Hyde Park) is the one area where the sample is big enough to lean on. With 14 listings, the £3,062 median gives a genuine sense of what whole shared houses are advertising at in Leeds' student heartland — though it blends a range of house sizes, so a two-bed and a six-bed sit in the same figure.
LS9 (Burmantofts & Richmond Hill) rests on a single listing, so the £995 figure is purely illustrative. We've left it in for transparency, not as a guide — one home can't represent an area.
What this means for students and landlords
If you're a student or a sharing group: use the bedroom table to sense-check budgets, then think in terms of cost per person — a larger house often shares out more affordably than two smaller ones. Headingley and Hyde Park remain the busiest patch, which is exactly why it pays to view early and decide together rather than under pressure. There's no need to panic-sign in autumn; good groups and good houses tend to find each other.
If you're a landlord: the spread across bedroom sizes is a reminder that asking rent and achieved rent aren't the same thing — pricing to the room count and condition, rather than to the top of the range, is what keeps a property let and the income steady. This report is built from LS Lettings' own listing data for June 2026 — nothing else. So you can judge it for what it is, here are the dataset's own notes in full:
- Figures are derived first-party from LS Lettings' own live Street listings — no third-party estimates, extrapolation, or modelled data.
- Asking rents are advertised monthly rents (pcm); they are not necessarily the rents finally agreed.
- Both "To Let" (currently available) and "Let Agreed" listings are included in the rent aggregates to widen the sample; live availability is reported separately (3 listings currently available).
- Cohorts with fewer than 4 listings are flagged "indicative" and should be read as directional only.
- 7 of 7 bedroom cohorts are indicative (small sample).
- 1 of 2 area cohorts are indicative (small sample).
- Total listings in this snapshot: 15 (3 available, 12 let agreed).

The Leeds student market moves early. Most groups start viewing for the next academic year from November to January, and the best houses in Hyde Park, Headingley and Burley are often reserved by spring. You do not need to rush into the first place you see, but leaving it until summer will mean much less choice.

How much is the deposit on a student house in Leeds?

How long is a typical student tenancy in Leeds?
