The Leeds student market moves early. Most groups start viewing for the next academic year from November to January, and the best houses in Hyde Park, Headingley and Burley are often reserved by spring. You do not need to rush into the first place you see, but leaving it until summer will mean much less choice.

An HMO (House in Multiple Occupation) is a property rented by three or more people who form more than one household and share facilities such as a kitchen or bathroom. Larger HMOs require a mandatory licence from Leeds City Council, and Leeds also operates additional licensing in some student areas. A licensed HMO must meet safety, room-size and amenity standards — reassurance that the house is properly managed.
A bills-inclusive student let typically bundles gas, electricity, water and broadband into the rent, often with a fair-usage cap on energy. TV Licence and contents insurance are usually not included. Always check the tenancy agreement for exactly what is covered, the fair-usage limit, and whether council tax applies (full-time students are normally exempt).
Most student tenancies require a UK-based guarantor — usually a parent or guardian who is a homeowner and earns enough to cover the rent. The guarantor signs a deed of guarantee agreeing to cover rent or damages if the tenant does not. Each tenant on an individual tenancy normally provides their own guarantor.

Because most international students cannot provide a UK-based guarantor, we accept a rent guarantor service (such as Housing Hand) or, in some cases, rent paid in advance. We will also carry out a standard Right to Rent check using your passport and visa or BRP.
