Application FAQs
How long does referencing take?
Most references are completed within two to five working days once we have everything we need. The biggest delay is usually waiting on a response from an employer or guarantor, so the quicker they reply, the sooner we can confirm your tenancy.
Do I need a guarantor?
Students will normally need a UK-based guarantor who can cover the rent if needed. Professionals may be asked for a guarantor where income doesn't meet our affordability threshold. If you can't provide one, talk to us — we can often look at paying rent in advance instead.
What documents do I need?
You'll need photo ID (passport or driving licence) and proof of your right to rent in the UK. Professionals should also have recent payslips or proof of income, while students will need confirmation of their course or university place. We'll let you know if anything else is required.
What is a holding deposit?
A holding deposit reserves the property while we complete referencing. By law it is capped at one week's rent under the Tenant Fees Act 2019. It's put towards your first payment once the tenancy goes ahead, and is only withheld if you provide false information or withdraw without good reason.
When do I sign the tenancy agreement?
Once referencing is complete and approved, we'll send your tenancy agreement to sign. For group tenancies everyone signs the same agreement. You'll usually pay your first month's rent and the deposit before you collect the keys and move in.
